To whom it may concern:
I have a commercial building and seven acres of land for sale located on U.S. Highway 127 approximately one half mile south of the Kentucky/Tennessee border. This property has room to park approximately 200 cars and has been excavated to have a fairly level lot that drains well to the northeast of the property.
BUILDING SPECIFICATIONS AND FACTS:
60 x 150 Star Metal building with an eave of 18 feet peaking at aroud 21 feet. It has a standing seam galvalume roof which is almost leak proof and the entire building is wrapped in three inch fiberglass insulation with moisture barrier. It was constructed in teh summer of 2004 and housed briefly a Night Club during the weekends. The floor is approximately 4 to 5 inches thick and is reinforced with fiberglass as well as 5/8 inch steel rebar in the footer running around the preimeter. The building has a mezzanine area in the Southwest end which is sixty feet by fifty feet and is engineered to hold one hundred ounds per square foot. The building has 12,200 square feet of usable space in total. It has 600 amp 3 phase electrical serice with a subpanel for an additional 200 amps of service which is not installed. It has a state approved sewage system with the ability to expand to a one acre site which has been engineered to meet all the standards. The bathrooms are large and are equipped to meet handicapped needs with four urinals and a handicapped toilet in the men's room and three regular toilets with a handicapped toilet as a fourth in the women's. The building has been fully sprinkled and is supplied with a six inch flow line with adequate pressure to meet all state fire marshal requirements. It also has the latest required emergency address system. It has two ten ton A/C units as well as one 7.5 ton unit. They are gas oack type units which are currently set to burn propane gas.
The property is currently vacant and is available immediately. The building has been appraised at approximately $360,000 preconstruction not taking into the fact that it was later sprinkled, alarmed, an oof site sewage system developed and three phase power were installed at great additional expense. Even so, I am only asking $375,000 and there are no real estate fees or agents to deal with since it is not listed.
